Our Basement Renovation Process

Basement renovations are the most permit-intensive residential project type. Our five-stage process is built around inspection milestones we never drywall over rough-in work before it’s been inspected and signed off.

Free Site Assessment

We visit your basement, measure the space, check ceiling height, assess moisture levels, identify plumbing stack and electrical panel locations, and discuss your goals suite, rec room, home office, or combination.

Design, Scope & Permits

We produce a detailed layout with dimensions, specify all finishes, and submit permit applications to the City or District of North Vancouver. Basement suites require a full building permit we handle the entire application.

Structural & Rough-In

Framing, plumbing rough-in (suite bathroom, laundry, wet bar), electrical rough-in, HVAC connections or separate suite heating, and insulation all completed before drywall is installed. Every rough-in is inspected.

Drywall, Flooring & Finishes

Fire-rated drywall for suites, moisture-resistant board in wet areas, engineered hardwood or LVP flooring, painting, trim, and millwork. Soundproofing between floors is installed at this stage.

Final Fixtures & Handover

Kitchen or kitchenette installation (suite), bathroom fixtures, lighting, doors, hardware, suite entrance and egress windows. Final city inspection, occupancy sign-off, and project handover to you.

Aftercare & Warranty

We perform a final walkthrough to ensure every detail is perfect. All work is backed by a comprehensive warranty, giving you peace of mind that your new space is built to last.

Basement Renovation Cost in North Vancouver

Basement renovation costs vary more than almost any other project type because the scope range is so wide — a simple rec room and a full legal suite are both ‘basement renovations’ but they’re entirely different projects. Below are real-world ranges based on North Shore projects we’ve completed.
Recreation room / media room

$35,000 – $60,000

Framing, drywall, flooring, lighting, electrical, painting, trim
Home office or gym

$30,000 – $55,000

Framing, insulation, flooring, dedicated electrical circuits, lighting
Secondary suite (legal)

$65,000 – $110,000

Full suite permit, kitchen, bathroom, egress windows, separate entrance, soundproofing, HVAC
Laneway / garden suite prep

$80,000 – $130,000+

Structural upgrades, separate utility connections, full kitchen & bath, BC Building Code compliance
Full basement development

$90,000 – $150,000+

Suite + rec room + storage, full finishing throughout, all permits & inspections
Legal suite costs include permit fees, fire separation, egress windows, separate entrance, full kitchen, bathroom, and all required inspections. Moisture remediation (if your basement has water infiltration issues) is assessed separately and must be resolved before finishing begins. We provide a fixed-price, itemised quote after your free on-site assessment. All quotes include permits, project management, and trades coordination.

Why North Shore Homeowners Choose Arani for Basement Renovations

Permit experts City & District of North Vancouver

We've submitted and managed basement suite permits through both the City and District of North Vancouver permit offices. We know what inspectors look for, what drawings are required, and how to structure the application to avoid delays. Your permit is handled — not delegated to you.

No drywall before inspection

This is a standard we hold on every project. Rough-in plumbing, electrical, and framing are always inspected before any drywall is installed. This protects you from failed final inspections and expensive retrofits after the walls are closed.

Soundproofing built in, not bolted on

Between-floor soundproofing is far more effective when installed during the rough-in stage. We spec acoustic batt insulation and resilient channel into every suite project — not as an add-on, but as a baseline. Your tenants and your family will thank you.

Moisture assessment before a single nail

Basements in North Vancouver's wet climate are prone to moisture infiltration, especially in homes built before 1990. We assess drainage, weeping tile condition, and exterior waterproofing before we scope the renovation — so we're not finishing over a problem.

ROI-focused design for suite projects

We design basement suites with tenant appeal and long-term rental value in mind — ceiling height maximised, natural light prioritised, storage maximised. A well-designed suite rents faster and commands higher rent.

Custom Lighting Design

Basements in North Vancouver can feel dark and damp due to limited natural light. We don't just stick to standard pot lights; we design a layered lighting plan—including dimmable LEDs, task lighting for work areas, and accent lighting—to make your basement feel like a natural extension of your upper floors, not a cellar.

Service Area

Neighbourhoods We Serve

We complete basement renovations and suite builds across North Vancouver, West Vancouver, and Greater Vancouver. Our team knows the zoning rules, permit offices, and building inspector requirements for every area we work in.

Basement Renovation FAQs — North Vancouver

How much does a basement renovation cost in North Vancouver?
Basement renovation costs in North Vancouver range from approximately $30,000 for a simple rec room or home office to $150,000+ for a full legal suite plus additional living areas. The most significant cost factors are whether you’re building a legal suite (which requires a building permit, egress windows, fire separation, and a full kitchen and bathroom), the ceiling height of your existing basement, and the condition of the existing plumbing and electrical infrastructure. We provide a fixed-price, itemised quote after your free on-site assessment.
Any basement renovation involving structural changes, new electrical circuits, plumbing, or the creation of a secondary suite requires a building permit from either the City of North Vancouver or the District of North Vancouver, depending on your address. A rec room with no plumbing or electrical changes may not require a permit, but any sleeping area requires an egress window that meets code — which itself is a permitted scope of work. Arani Construction manages all permit applications on your behalf as part of every project.
A legal secondary suite in North Vancouver must meet BC Building Code requirements and local zoning bylaws. Key requirements include: a full building permit, fire-rated drywall separation between the suite and the main home, interconnected smoke and CO detectors, a conforming egress window in every sleeping room, a dedicated kitchen, a full bathroom, and a separate entrance. The suite must be inspected and signed off by a city building inspector before it can be legally occupied or rented. Arani Construction manages the full permit and inspection process.
A straightforward rec room or home office renovation typically takes 4 to 7 weeks once permits are in place. A full legal basement suite takes 8 to 14 weeks, including permit approval time. Permit approval through the City or District of North Vancouver currently averages 2 to 4 weeks for residential suite projects. We provide a detailed project schedule at the quoting stage so you can plan your timeline with confidence.
Most single-family residential lots in North Vancouver (City and District) permit secondary suites in the RS zones, subject to zoning bylaws, lot size, and parking requirements. Some older homes on smaller lots may have height or setback restrictions that limit suite viability. We assess your property’s zoning eligibility during the free consultation and confirm permissibility before we scope the project. If your lot qualifies, a permitted basement suite is one of the strongest investments a North Shore homeowner can make.
