Why Arani Construction

Home Additions Done Right. Built for North Vancouver.

A home addition is one of the most significant investments a homeowner can make — and in North Vancouver, it’s rarely straightforward. Sloped lots. Older foundations. Tight zoning setbacks. Municipality permit requirements that differ between the City and the District. These aren’t details you want to discover midway through construction.

Arani Construction has navigated all of it — hundreds of times, on streets you know. We bring genuine local expertise to every addition we build: the kind that only comes from doing this work, in this market, for more than a decade.

Our approach is straightforward. We assess your site honestly, design an addition that works with your existing structure, handle every permit, coordinate all trades, and build it to a standard we’d accept in our own homes. No shortcuts. No surprises.

Fully Licensed & Insured

Every home addition we build is permitted, inspected, and signed off through the appropriate North Vancouver municipality. Your investment is protected from day one.

Deep Local Knowledge

We've built additions on sloped Lynn Valley lots, expanded bungalows in Edgemont, and added floors to Lonsdale-area homes we understand the structural realities and zoning rules specific to North Vancouver.

One Consistent Team

We don't farm out your addition to a revolving cast of subcontractors. Our core team framers, electricians, plumbers, and finishers has worked together for years. That continuity shows in the result.

Completed in Your Neighbourhood

Real Projects. Real Streets. Right Here in North Vancouver.

We don’t have to look far for our portfolio it’s on streets you drive every day. Every project below was built to full permit, on a fixed-price contract, and delivered to a family who trusted us with their home.

Lynn Valley

North Vancouver, BC

Second-story addition on a 1960s bungalow near Lynn Valley Road. The project added three bedrooms and a primary ensuite above the existing main floor, with structural reinforcement of the original foundation and framing. The exterior was redesigned to create a cohesive two-storey profile not an afterthought addition.

Edgemont Village

North Vancouver, BC

Rear extension on a corner-lot home in the Edgemont neighbourhood. The addition created an open-concept kitchen and family room with 10-foot ceilings, a gas fireplace, and a folding glass wall opening to the backyard. Project required a variance application through the District of North Vancouver handled entirely by Arani.

Upper Lonsdale

North Vancouver, BC

Detached carport converted to a fully permitted one-bedroom suite with kitchen, bathroom, and private entrance. The conversion included upgraded electrical service, in-floor heating, and spray-foam insulation throughout. Completed in 14 weeks, now generating rental income for the homeowners.

Our Services

Home Addition Services
Built for North Vancouver Homes

Whether you need more bedrooms, a larger living area, a home office, or a mortgage helper suite, we have the experience to design and build it properly permitted, on budget, and built to last.

01

Second Story Additions North Vancouver

Adding a second floor is one of the most impactful ways to double your living space without touching your lot size particularly valuable in North Vancouver where buildable land is limited. We handle structural engineering, permit submission, temporary weatherproofing during construction, and a seamless interior integration with your existing main floor. The result feels like it was always part of the house.

02

Rear & Side Extensions

A rear extension is typically the most cost-effective way to gain meaningful square footage on a North Vancouver property. We design extensions that open up the main floor expanding kitchens, creating family rooms, or adding a primary bedroom while maintaining the proportions that make your home feel right. Many North Vancouver lots have rear-yard setback room that homeowners don't realize they can build into.

03

Room Additions

Sometimes the goal is specific: a proper home office, a dedicated playroom, a guest suite, or an accessible ground-floor bedroom. A targeted room addition can solve an immediate need without the scope and cost of a larger project. We've added rooms of all kinds to homes throughout Lynn Valley, Blueridge, Deep Cove, and Edgemont each one permitted and finished to match the existing home.

04

Garage Conversions & Suites

North Vancouver's secondary suite regulations allow many homeowners to convert attached or detached garages into legal rental suites a powerful way to add both living space and long-term income. We handle the full conversion: insulation, plumbing, electrical upgrade, heating, interior finishing, and the permit process through the City or District of North Vancouver. A completed suite typically generates $1,800–$2,400/month in rental income.

North Vancouver Expertise

Building Additions Here Requires Local Knowledge.

Sloped Lots and Structural Reality

North Vancouver is not flat. Many homes particularly in Lynn Valley, Blueridge, and the hillside streets above Lonsdale sit on sloped or terraced lots that make additions significantly more complex than they appear on paper. Foundation work, soil conditions, and structural load paths all need to be carefully assessed before any design is finalized. We work with structural engineers on every addition we build, not just the ones where it's obviously required.

Expanding Older Homes With Care

A large portion of North Vancouver's housing stock was built between 1950 and 1985. These homes are often structurally sound and beautifully located but they frequently need electrical panel upgrades, plumbing work, and insulation improvements to support a new addition. We identify these needs upfront so they're in your budget from day one, not discovered once construction starts.

Zoning, Permits & Municipality Differences

North Vancouver has two separate municipalities the City and the District each with its own zoning bylaws, setback requirements, and permit timelines. What's permitted in Lynn Valley under District zoning may differ from what's allowed in Lower Lonsdale under City rules. Arani Construction handles permit applications, variance requests, and engineering documentation for both municipalities. We know which authority governs your property and what they'll require.

Family-Focused Design That Actually Works

Most of our North Vancouver clients are families who need real, functional space not a show home. A second-floor addition that puts three kids' bedrooms and a laundry room together. A rear extension that creates a proper family room where everyone can actually be. We design additions around how your family lives, not around what photographs well in a portfolio.

Yes — all structural additions in North Vancouver require a building permit, regardless of size. Arani Construction manages this entire process for you including responding to any municipality questions and coordinating all required inspections throughout construction.
Timelines vary by project type. A room addition or small rear extension typically takes 3–5 months from permit approval. A larger rear extension or full second-story addition generally takes 6–10 months. Permit approval through North Vancouver municipalities currently averages 6–12 weeks for residential additions. We provide a realistic project schedule during the proposal phase and send weekly updates once construction begins.
In North Vancouver’s housing market, a well-executed addition is typically an excellent investment both in livability and resale value. Second-story additions and rear extensions in North Vancouver commonly return 70–90% of their cost in added home value, while eliminating the transaction costs and disruption of moving to a larger home (which often runs $100,000+ in real estate fees, PTT, and moving costs alone). A secondary suite addition can also generate $1,800–$2,500/month in rental income, providing ongoing ROI.
In most cases, yes though it depends on your lot’s zoning, the current height of your home, and the condition of your foundation and existing structure. Most residential lots in Lynn Valley, Edgemont, and Lonsdale permit a second storey within the allowable building height. We assess your property’s structural capacity as part of our initial consultation and work with a structural engineer to confirm what’s feasible before any design work begins.
The City of North Vancouver (covering areas like Lower Lonsdale and Central Lonsdale) and the District of North Vancouver (covering Lynn Valley, Edgemont, Blueridge, Deep Cove, and most residential areas on the hillside) are separate municipalities with different bylaw offices, permit processing systems, and zoning rules. The setback requirements, secondary suite regulations, and height limits can differ meaningfully between the two. Arani Construction has experience working with both we determine which authority governs your property and manage the application accordingly.
